A UAE trade license runs for one year, and renewing it on time keeps your company’s legal standing, your bank account and your staff visas working. This guide covers renewal in Dubai and across the UAE – mainland and free zone, what to gather, what it costs, and what happens if you miss the date. One note on spelling: UAE government portals write “trade licence”, while most business owners search for “trade license”; both refer to the same document and the same renewal. The guide has been reviewed by Midhun Mohandas Nair of 360 Accounting Co LLC, who advises UAE businesses on accounting, tax and compliance.
Quick Summary: Trade License Renewal in Dubai and the UAE (2026)
- How often: every UAE trade license is valid for one year and must be renewed on or before the expiry date printed on it, mainland or free zone.
- How in Dubai: renew on the Invest in Dubai portal, by SMS to 6969 or at a service centre; Invest in Dubai states the service is completed instantly, and DET sends an SMS reminder near expiry.
- Cost: DET generates the mainland renewal fee per activity and legal form (no flat price is published); free zones renew at the package price each zone publishes (SHAMS from AED 5,375 a year, RAKEZ AED 14,000 a year including one visa); add Dubai Chambers membership (AED 300–2,200) and Ejari (AED 177.75 online, AED 220 at a trustee centre).
- Premises proof: mainland Dubai requires a valid registered Ejari tenancy first; free zone companies renew their office or flexi-desk lease, usually as one package.
- Late penalty: DET publishes neither a grace period nor a late-renewal fine schedule – any penalty is calculated and shown in the renewal application, so do not plan on a buffer.
- Fines block renewal: most authorities hold the renewal until fines linked to the establishment are cleared, so run a status check four weeks ahead.
- Keep the chain valid: after the license, renew the immigration establishment card and staff visas; a lapsed license blocks visa services.
Quick answer: A UAE trade license is valid for one year and must be renewed on or before expiry. In Dubai you renew on the Invest in Dubai portal, by SMS to 6969 or at a service centre, and the service is completed instantly once a valid Ejari and cleared fines are in place. The mainland fee is generated by DET per activity (plus Dubai Chambers AED 300–2,200 and Ejari AED 177.75); free zones charge their published package price. DET publishes no grace period – any late-renewal penalty is shown in the renewal application.
What trade license renewal is
A trade license is your legal permission to carry on a specific business activity from a specific place in the UAE. It is issued by the Department of Economy and Tourism (DET) on the Dubai mainland, by the economic department of each other emirate, or by the relevant free zone authority, and it lasts twelve months. Renewal confirms that your premises, ownership and activity are still valid for another year. Without a current license you are trading illegally – and every connected service, from bank accounts to visas, starts to seize up.
Who needs to renew, and when
- Mainland companies – renew through DET (or your emirate’s economic department) together with Chamber of Commerce membership. A registered Ejari tenancy is required first in Dubai.
- Free zone companies – renew through the free zone authority’s portal, alongside the office or flexi-desk lease, usually as one package.
- Branches of foreign or UAE companies – renew on the same annual cycle, with the parent’s documents kept current.
- Regulated activities – health, education, financial and similar activities need their regulator’s approval renewed before the license is processed. In Dubai, private schools and training providers deal with the Knowledge and Human Development Authority (KHDA).
The trigger is always the expiry date on the license itself. Start about four weeks ahead – that buffer absorbs a tenancy renewal or an unexpected fine.
Documents you will need
Gather these before you start. Missing one is the usual reason a renewal stalls.
- Existing trade license (all pages)
- Valid registered tenancy – Ejari in Dubai – or your workspace / flexi-desk agreement (how Ejari registration works)
- Passport copies of owners or partners, and Emirates IDs where applicable
- Immigration establishment card (GDRFA)
- The Memorandum of Association, where applicable
- Any sector or regulator approvals tied to your activity
How to renew, step by step
Pull a status check 4 weeks before expiry
Check the license for outstanding fines, expired approvals and the tenancy end date. This single step prevents almost every last-minute problem.
Renew the tenancy / Ejari Before applying
Make sure your registered tenancy is valid for the renewal. Free zone tenants renew the office or flexi-desk package at this stage.
Clear any approvals and fines Before applying
Settle outstanding fines linked to the establishment and refresh any regulator approvals your activity needs. Most authorities hold the renewal until fines are paid.
Submit and pay Completed instantly online
In Dubai, renew on the Invest in Dubai portal, by SMS to 6969 or at a service centre; Invest in Dubai states the service is completed instantly. The fee depends on your business activity and can be paid by direct debit at Dubai Islamic Bank, Commercial Bank of Dubai or Emirates Islamic.
Check the renewed license Same day
Download the new license and check the activity, address and expiry date before you rely on it.
Renew the establishment card and visas After the license
With the license current, renew the immigration establishment card and any staff visas due, keeping the whole chain valid.
Invest in Dubai states that renewal is completed instantly once the application and payment go through; delays come from the tenancy, approvals or fines, not from the renewal itself. Cash or cheque payments can be made at Aafaq Islamic Finance, Commercial Bank of Dubai or Emirates Islamic.

Renewing outside Dubai: Abu Dhabi, Sharjah and the rest
The rhythm of trade license renewal is the same in every emirate: settle what is owed, prove the tenancy, pay, collect the new license. What changes is the authority you deal with.
Abu Dhabi. Mainland renewals run through the Department of Economic Development on the TAMM platform, Abu Dhabi’s unified government portal. The tenancy contract is registered through Tawtheeq rather than Ejari, and outstanding fines hold the renewal.
Sharjah. Mainland licenses renew with the Sharjah Economic Development Department, online or at its service centres; Sharjah uses Sharjah Municipality tenancy attestation rather than Ejari. Free zone companies in SAIF Zone, Hamriyah or SPC renew directly with their zone authority, as in every emirate.
Fee levels differ by emirate and activity, so confirm the current schedule with the authority before budgeting. The sequence in this guide – status check first, tenancy second, payment last – holds everywhere.
What happens if you renew late
DET applies a late fee for each month a license remains expired, and a separate fine for operating on an expired license; the current amounts are shown in the DET application and are settled as part of the late renewal. DET publishes no grace period, so treat the expiry date as the deadline.
While the license is expired, your company’s immigration file can be restricted, which affects visa and immigration services: hiring new staff, renewing employment contracts and keeping employee residence visas current all become harder until the license is renewed.
If a license stays expired
- Business activity: an expired license removes your legal authorization to carry out the activities listed on it, sign contracts or invoice under it.
- Banking: banks review corporate compliance documents periodically, and an expired license can trigger extra verification or account reviews – similar to the checks in opening a UAE business bank account.
- Tax: a valid license supports continuity of your corporate tax registration and filings with the Federal Tax Authority.
- Visas: employment visas and sponsorship transfers stall until the license is current.
Five renewal mistakes to avoid
- Letting the tenancy lapse. No valid Ejari, no mainland renewal. Re-registering takes time you will not have on expiry day.
- Ignoring small fines. An unpaid fine linked to the establishment can hold the whole renewal until it is cleared.
- Forgetting regulator approvals. Health, education and financial activities need their regulator’s sign-off first – that approval has its own renewal date.
- Renewing the license but not the establishment card. The card and visas have their own clocks; a current license alone does not keep them valid.
- Assuming a grace period. DET publishes none for mainland licenses, so treat the expiry date as the deadline.
Renewal is annual – build it in
This is not a one-off. Put the license expiry date, the tenancy end date and the establishment-card date in one place and review them quarterly. Well-run companies treat renewal as a calendar event with a four-week head start, not an emergency, and line it up with their tax deadlines – see our Corporate Tax guide, accounting and tax compliance and the tax compliance overview.

Talk to an adviserFrequently asked questions about trade license renewal
How often do I renew a UAE trade license?
Once a year. Every UAE trade license, mainland or free zone, runs for twelve months and must be renewed on or before the expiry date printed on it. Mainland renewals also depend on a valid tenancy registration, so the practical work starts a few weeks before expiry.
How do I renew a Dubai trade license?
Renew on the Invest in Dubai portal, by sending an SMS to 6969, or at a service centre. Invest in Dubai states that the service is completed instantly, that DET sends an SMS reminder when the license nears expiry, and that the renewal fee depends on your business activity. A valid Ejari and cleared fines are needed first.
When should I start the Dubai trade license renewal process?
Start about four weeks before the expiry date. That leaves time to renew the lease and Ejari, refresh any regulator approvals and clear outstanding fines, which are the usual causes of delay; the renewal itself is completed instantly once those are in place.
Do I need a valid Ejari to renew a Dubai trade license?
Yes. For mainland Dubai, a registered Ejari tenancy contract is mandatory before the Department of Economy and Tourism will renew your license. Companies on flexi-desk or business-centre packages renew the workspace agreement instead, but the principle is the same: no valid premises, no renewal.
What does trade license renewal cost in the UAE?
For a mainland Dubai company, DET generates the renewal fee per activity and legal form, with no flat price published, and you add Dubai Chambers membership (AED 300 to AED 2,200 by activity) and Ejari registration (AED 177.75 online or AED 220 at a trustee centre). Free zone renewals are the package price each zone publishes, for example SHAMS from AED 5,375 a year and RAKEZ AED 14,000 a year including one visa. Confirm the exact figure with your licensing authority each year.
What is the penalty for renewing a Dubai trade license late?
DET publishes no grace period and no late-renewal fine schedule; any penalty is calculated and shown in the DET renewal application, so treat the expiry date as the deadline. While the license is lapsed, the immigration establishment card and staff visas cannot be renewed, and every connected service stalls until the license is current.
Can I renew my trade license if I have outstanding fines?
Usually not until they are cleared. Most authorities hold the renewal until fines linked to the establishment are settled, which is why the first step is a status check four weeks before expiry.
Do free zone companies renew the same way as mainland?
The steps are similar but the administrator differs. A free zone company renews through its own authority, renews its flexi-desk or office lease and pays the package fee, often as a single bundled renewal. Mainland companies deal with the Department of Economy and Tourism and Dubai Chambers, and must produce a separately registered Ejari.
What documents do I need to renew?
At minimum: your existing trade license, a valid registered tenancy (Ejari in Dubai) or workspace agreement, passport copies of the owners or partners, the immigration establishment card, and any sector approvals your activity requires. Regulated activities such as health, education and financial services need their regulator's clearance before the license is renewed.
What happens to my staff visas if the license expires?
They are tied to the license. Once it lapses you cannot issue or renew employee visas or work permits, and existing ones become harder to manage. Renewing on time keeps the whole chain, license, establishment card and visas, intact.
Can banks be affected by an expired trade license?
Yes. Banks periodically review corporate compliance documents, and an expired trade license can trigger additional verification requests or account reviews until the renewed license is provided.
Is corporate tax registration linked to license validity?
Yes. Keeping a valid trade license supports continuity of your corporate tax registration and filing obligations with the Federal Tax Authority; an expired license can create administrative complications in tax compliance.
